Some coastal cities are seeing ferry ridership bounce back after a decline during the pandemic, and growing interest in water transit is spurring both new types of ferry services and waterfront development. Carteret, N.J., is launching a ferry service to Manhattan, adjacent to a waterfront film and television production complex. Ferry service is also central to the development of a new community on a former naval base off San Francisco. Last year, the Federal Transit Administration announced grants totaling $220.2 million for ferry systems. And local governments are offering tax incentives to redevelop industrial zones.

Tight inventory, combined with pent-up demand, kept prices in an uptrend last year despite 23-year-high mortgage rates, according to Selma Hepp, CoreLogic's chief economist. AdvertisementCooling mortgage rates and newly built homes will help bring more houses on the market but won't create enough inventory to outpace demand, wrote Hepp. She isn't expecting much change to mortgage rates but said that they will likely be slightly higher from January to February, in line with historical trends that precede the busy spring sales season. If inflation remains tamed and trending downward, and the Federal Reserve begins cutting rates as a response, declining mortgage rates would follow, she added in an email to Business Insider. In the Florida case, the Ocala police chief organized and promoted a prayer vigil whose attendees included police chaplains. The judge, in his ruling, applied the so-called "Lemon test," named after a 1971 Supreme Court ruling. In that 6-3 ruling, the Supreme Court effectively jettisoned the Lemon test in deciding that the coach had the right to pray with players and others on the field after games. The court's ruling said the Establishment Clause "must be interpreted by 'reference to historical practices and understandings.' A majority of the Supreme Court's justices on Monday declined to take the case on those grounds, without commenting on the decision.
Before purchasing her first property, Snider had been living in military-base housing and wanted her own space. However, she was able to use a VA Loan, backed by the Department of Veteran Affairs, for her first purchase, which required no money down. Her new monthly mortgage payment would amount to $1,600, plus utilities which were about $150 to $200 a month. "I realized, oh well, I got this asset for free and now somebody's paying my rent," Snider said. Altogether, the three properties Snider now owns add up to a total value of $1.1 million, according to Zestimate.
